On August 14, 2024, CapitaLand Development (CLD) announced the development of a new luxury project called The Senique Hanoi, located in the East of Hanoi City with a total development value of over 600 million Singapore dollars (equivalent to 10.8 trillion VND).
Following previous success, the Lumi Hanoi project has reaped much success when more than 3,100 apartments, equivalent to 97% of the total number of apartments introduced in the first two phases, attracted a large number of customers.
The Senique Hanoi and Lumi Hanoi are two clear examples of Capitaland's efforts in its journey to realize its 5-year goal of developing 11,000 more apartments, bringing the Group's total investment portfolio to 27,000 apartments in Vietnam. Up to now, Capitaland has developed 18 quality housing projects, bringing more than 18,000 luxury apartments to the market across Vietnam.
Covering an area of approximately 2.1 hectares, The Senique Hanoi is expected to start construction in the third quarter of 2024 and be handed over in 2027. The Senique Hanoi is expected to provide the market with 2,150 apartments in three 37-storey towers, developed in two phases.
Homebuyers can choose from a wide array of unit types, ranging from one-bedroom units starting at 42 square metres (sq m) to four-bedroom units measuring up to 186 sq m. The development will also include duplex units and penthouses ranging from 118 sq m to 430 sq m.
The Senique Hanoi will be the first development in East Hanoi to offer universal bathrooms designed for safety and aging in place. These will be available in larger two-bedroom units starting from 80 sq m, as well as in three-bedroom and four-bedroom units.
The Senique Hanoi enjoys convenient access via the Hanoi-Haiphong Highway, within a 30-minute drive from the Central Business District, and a 40-minute drive from the Noi Bai International Airport. Its connectivity will be further enhanced with the upcoming Metro Line 1 and Metro Line 8. The Senique Hanoi is also close to a range of attractive amenities in Ocean City, such as an artificial saltwater lagoon and a freshwater lake, green parks, themed attractions, international schools, VinUniversity, shopping malls, and medical centres.
The development embodies the concept of ‘East meets West’, showcasing the continuous interaction and mutual influence of Eastern and Western cultures within Hanoi. The architecture seamlessly integrates modern and traditional elements, reflecting a dynamic blend of contemporary innovation and soulful design. Inspired by the traditional bamboo weaving technique, the design is featured in the building crown, façade, shop fronts, and landscape, creating a distinctive visual identity that can be recognised from afar.
As the first gated community for high-rise buildings in the East of Hanoi, the development ensures safety, security, privacy, and exclusivity. With a lower density compared to surrounding projects, residents will enjoy greater comfort in a serene, spacious environment.
The project offers a diverse range of exclusive facilities catering to all ages, including indoor and outdoor functions. It is the first development in the East of Hanoi to provide special spaces for trendy lifestyles, such as live streaming studios for influencers and online business owners.
The project will also feature recreational facilities including gym rooms, co-working spaces, party houses, and an indoor theatre. In addition, families can look forward to a 50-metre lap pool with integrated kids’ water play as well as a kids’ maze. Other highlights include facilities at elevated floors, which boast excellent views from the swimming pool, sky gym, exclusive sky lounges, sky gardens, and many more.
CLD’s commitment to sustainability is reflected in the thoughtful design and innovative features of The Senique Hanoi. The project is designed to achieve EDGE (Excellence in Design for Greater Efficiencies) certification issued by the International Finance Corporation (IFC) with projected 24% energy savings. Other key sustainability highlights include rainwater harvesting, diverse local plantings and localised material selection.
